Hello Superfly,

My advice is to invest in good door to door farming material and put the rest aside for paying bills. I door to door 3 farming areas and average 5 to 6 listings per month. The vast majority of my biz comes from door to door.

no offense at all, but "hogwash" on that last post. As for marketing you can generate 50 "hot" leads a day with a $40.00 mo Hotline from www.adtrakker.net. and with Brian's manual etc.

Anyhow, with investing you can buy judgements,tennant in common interests,mobile-home notes (tin-can flippin), Tax-liens.. etc.

All of which can give you limited exposure and up to 1000% ..yes- one-thousand percent or more return on your money (ex. judgements)

But, with interests and small investments like that you have to make it up in volume..but you get diversified risk

It seems like focusing on effective direct-response marketing and making big bucks at selling real estate would put you in the drivers seat with more money and traditional re investment opportunities...ex. foreclosure/probate etc.

Door to door works very well for some, although so does direct-response reverse marketing. Putting the two together sounds like a heck of an idea.

P.S. I regret posting hogwash, because no one should mock such "in your face" hard work as with farming door to door.

Do you already own a home? If not depending on home prices where you live, put it towards a house, better yet a duplex live in one side rent out the other.

BTW- Montana, I own over 40 Million Dollars worth of debt (roughly a third with Judgements)

Having owned one of the largest Receivables Management Companies in VA, I must say that your advice is exaggerated. In most cases judgements are worthless.

That comes from experience not a book.

I deffinetly agree that a lot of judgments are "not collectable".

1. The judgments had better be tied to real estate in almost ALL cases.

2. From what I've picked up you have to be in Highly poulated areas and choose "aged" liens.

Besides having tenacity and the toughness of a miiddle linebacker, you should probably be very sure you know what your looking for, while digging through records.
