Just finished my final draft for my investment company that I started a few months ago.
These are foldable tent business cards that I desgined and soon to be published for printing.

Looks great but I cringe at the word guarantee.

I wouldn't guarantee anything i think that could be a bad move and make yourself open up to liability.

The card is designed nice but i think it's a little to busy.The level thing i think would be a turnoff to some as they might see where there at as a failure or below the other people in there investing journey.

I know what you mean. It also might bring awareness to needing alvin to help them too.

Ditto the sentiments on the guarantee.

More importantly, I hope you're getting away from your computer and either finding bargain properties or engaging potential clients and partners. You talked up a real storm in our email conversation about all the advantages you have over "traditional" agents like me, but until you put rubber to road it's still just talk. I'll take big commissions in hand over hypothetical advantages on paper any day. "A bird in the hand..."

You're a smart guy, so get out there and get some deals going.

One of the more successful developer/investors I work with doesn't do a bit of this sort of thing. No cards, no websites, no slick marketing, no endless hours brainstorming, no business plans written to himself explaining what he wants to do, nothing of the sort. He doesn't even have an office as far as I can tell. He just gets out and talks to everybody and looks at a lot of dirt and finds a good piece of land and gets to work.

I would like to narrow down Jflynn's post since he is is direclty in the right area....and that is "door knocking" I have sent countless postcards to fsbo's, expired's and renters for my general business and I have only had little luck with Brian's expired system.....the rest were simply "flipped" right into the garbage can.

Now if I would have started door-knocking on expireds and fsbos -while mailing....I would probably have 7-12 listings at a time.

This guy here is the real deal in terms of foreclosures>>>> Ward Hannigan His material is invaluable ..only second to reed's Anyhow, pre-foreclosure investors who buy from the owner and make around 40,000 a MONTH do it by walking up to the door and helping the homeowner stop foreclosure. (temporary) The mailings...that the other gurus have you send are all a croc in terms of foreclosure...as they get pitched in the garbage 95% of the time.

So, Jflynn is right on the $$ about walking up to the door with foreclosures/fsbos/expireds since real estate is a relationship game.


P.S. In terms of such Investment niches such as probate, etc. where the court recorders records show ownership by a person out of state then of course a letter or phone call are needed.

in regards to the guarantees, ill adjust them on the cards as time permits. i think i read having some sort of guarantee from brseminars?!

as far as going out there and looking for deals, we have 2 hunters/bird dogs on our team. all they do is hunt for properties and distressed sellers. when they find a deal based on our criteria, they call us, wholesale the deal, we come over to negotiate the deal and then retail/flip the property.

do you even know what im talking about? this is not about my personal investments. this is about building an enterprise of partnerships, residual income, profit sharing, and eventually involving the SEC and IPO later down the road. who knows, if another acquisition company sees my company with good management structure/vision, id love to be bought out in millions for a start up company who can be a potential threat. ive been thinking of the big picture, not the small picture when i got training during my first year at a small independent firm. by the way, this firm fired/kicked me out because they found out i had a investor's mentality.

i hope youre not ignorant about how to run an investment business, otherwise you wouldnt be talking. ive crossed alot of negative people like you that tell me im all talk or they dont believe in my vision. pretty much i just stay away from ignorant people who cant provide any type of logic to their negative statements like "yap, yap, yap, talk, talk, talk".

ive already mentioned that i am out there meeting potential investors. im in several investment clubs meeting new and seasonal investors. i talk to coworkers, family, friends, etc. all i do is talk about real estate investments all day, everyday. this is how i build my trust. bringing in the deals and presenting proposals is where i can show my credibility.

here's a few examples
ive been able to talk to a few investors to raise close to $150k in capital in one month.
i can raise at least $25k of capital from each investor.
i can talk to loan officers and have them call their clients about investment opportunities and have them pull $50-200k through a HELOC.
i have a few doctors/nurses lined up with plenty of money with no time/knowledge.
i have another investor who has a $3 million credit line to buy properties or development. he told me to give him a call when i have my deals lined up. by the way, i met this guy at a sushi bar and introduced myself because he was talking out loud about construction.

what else do you want me to do? can you even relate to what i am doing right now and what i am planning in the future? why dont you provide something educational that can be beneficial to someone learning this business? or maybe you just dont know how to do investments and dont know what better things to say? you called me out, and im justifying it. im calling you out now.

i know this is the internet, and alot of people do talk alot, but im here to learn from other people's successes and failures. are you successful or were you a failure? tell me something i dont know, ill be happy to learn something new. ive already put up with this BS my first year. why dwell on my past? ive already moved on, learned from it and took a bigger step to take action.

i know alot of things for someone at my age. it's unbelievable when people tell me, "youre going to be a millionaire, dont forget about me." ive come across people in their 40's and late 60's who wish they can do what i am doing NOW - but they never had the knowledge nor resources that i have.
hmmmm brainstorming....these people have money, but no knowledge....hmmm...i have the knowledge, the deals, and some money....hmmm...."want to partner up and make some good returns?" hmmm...ya think?

you might think when/where can you make your next 3% transaction.

guess what im thinking.

im thinking when/where can i raise another $150k in capital for this month?
where can i find my next $100k investment deal without using my money/credit.
how/when can i start my syndication and raise $3Mil in capital to buy commercial?
how can i make this money work for itself?
how can i make others rich?
by the way, i already have the answers and a system to these questions. i have to run it by a lawyer and CPA. i can keep talking but you might think im making it up or it has no substance. ive already put the rubber on the floor and i dont plan on getting rich overnight.

if you have anything that i can benefit from, then i will listen to you. if not, then i consider you as someone who's ignorant and uneducated. this is just part of my filtration system. i would assume you would probably join the bandwagon after you see results. do you want me to educate you, or maybe you can prove me otherwise?

Would you like to make 20,000-40,000 a month yourself regardless of selling real estate??

If so, forget other "bird-dogs" or whatever their called and go to the foreclosures doors and talk with them your self.

It looks like your have the lining up the investors thing down \:\)

Yup, I'm learning how to wholesale/discount mortgage notes down the road. Eventually Ill be doing hard money loans and private money. i will be utilizing residual income and cashflow properties so i dont have to sell real estate.

I've thought about that and I can do that in terms of eliminating bird dogs. However thats what they get paid for - finding distressed sellers.

Yup, its a good feeling that i have people who believe in what i say. True, when we find the deals, the money will come. However we want to be more proactive to get our investors/partners lined up. So when the deal presents itself, we can just dive into it since we've already minimized the risks, analyzed project duration, exit strategies, financing, etc. We want to avoid hustling and reacting when opportunities come.
There's alot of people out there who play it safe and just complain about not having enough money. I've met a few people who have good credit and money, and all they need is education and some help to leverage their resources.
