Hi All,

Where do you think we should look for the Real Estate investment in current market?

I have plan to invest in Pre-construction property but I can't really find any good site. Is there any California investor who can give some good advices?

There is no guarantee on appreciation. But my house in Sacramento gained 200K since October of 2003!

Be careful of Sacramento. We just completed a detailed study and found that there are a lot of investors in over their head in the area. They bought with too little down at too high of a price to be able to produce a positive cash flow.

Living in the area, working mortgages and real estate in the area, we (my partner & I) get to see all sides of RE investment.

Can you give us the details on this "Detailed Study"? Also, can you elaborate more on your statement?

Visalia California...We are less expensive than anywhere in California that's desireable and we ranked #5 in appreciation last year at over 27%.

Could you post few contact numbers for builders who are building new homes in your area? Also, do they sell to investors?

Please, educate me on Visalia market?

I know of only 1 builder that has sold to investors. Centex and Mcmillan have a 1 yr residency agreement you must sign and agree to live in the home for a year and cannot rent out the home for a year. Of course, there are exceptions to job transfers or death in the family but you must prove that to be exempt. The website below is that of a builder that sold to my investor:

I would highly suggest not being represented by the builder. I can represent you for free if you are interested.
