I hear alot of conflicting advice. Some say apartment buildings, duplexes and so on are great investments and everyone and their dog should be snapping them up. Is this true? I guess the dog would have a little trouble there. I am thinking about the future and am curious to what realtors are saying.

Great investments are in the numbers... not the type.

If the Acquisition Cost is good, and you have good Cash Flow with low anticipated operating/ replacement cost and debt service, it is a good investment... with out regard as to if it is a single family, duplex or multifamily... it is the numbers that will identify good investments.

It's tough getting good apartment and other multifamimly deals here. Many of the older properties need work and the new ones are overpriced so can't really cashflow. I supposed it's same as other residential properties. You just have to have good financing and a property where the numbers make sense. Also take into account the maintenance and management fees.

Conversions are pretty popular and lucrative, so some of my investors are looking at that option.

I think what everyone is saying is that landlording can be very rewarding, but there are risks. You just want to make sure you find a property that makes sense financially. Don't only budget for known expenses, because you never know when an A/C will blow out, or other large expense. Be sure that you also account for vacancies when considering expenses.
