So, I was doing an open house today, and some investor-types came through. The property itself is "as is" -- it needs painting, updating (especially the kitchen), etc. It would be a good investor property for a flip or option.

One of the investors said she wished she had some of her "people" with her (construction, architect, etc), but since it was a Sunday, nice outside, afternoon baseball game, and so on, she couldn't get anyone to come with her.

That gave me an idea - why not host some kind of "Investors Only Open House"? This is only the beginning of an idea, so I don't have a lot yet. But I think that if it were held during the week (say, Wednesday) in the afternoon or early evening, that you could attract a lot of investors with their "people" in tow, since it is on a weekday.

Of course, if non-investors came, they wouldn't be shooed away. But the open house would be for investors.

It's a marketing idea for the house owners, of course (as well as for me, because I'm looking for investors to represent), but if it helps to get the property sold faster and/or get multiple offers in more quickly, then it would be worth it.

Anyone doing anything like this already? Any thoughts on my idea? Thanks!

I think you will find that most true investors know their time and schedule is money....

I would be very surprised if you could ever get a group to come and evaluate at the same time. It would be unlikely many would have schedules that could accommodate that. ALSO... as you start working with investors... you will find that some of "their" people.. ALSO are "the" same ones other investors use... could be a very awkward situation.

Think it would be best to schedule them when They can have open time... we provide the service at out clients convienance...

Unless you are in such a hot market that you don't need to work with buyers.... and in that case you don't need open houses to sale the house but only to develop additional buyers and investors.

Once you develop a que of investment grade properties and know how to present them... finding investors will be the very least of your problems... finding enough properties will be the major problem you will have to work to keep them working with you.

Thanks for the post, and the advice.

Good points, including the "awkward situation" one. This post was me was kinda thinking out loud, more than anything else. I figured it would be much easier to run an idea like this on here first, before trying to actually do something like this.

Even if I would do something like this, I would obviously still schedule individual appointments for people.

You hit one thing on the head, though -- the market is really hot here, and like I said, I would use the open house to develop relationships with investors, as much as for a convenience for current investors. But I'm now wondering how much of a "convenience" it would be.

Like I said, just an idea. I get a million of 'em. Thanks!

Most investors, at least here in Las Vegas, seem to be from other states. In markets like this one, an open house wouldn't be practical
