Dallas, San Antonio, Houston, Yuma and Biloxi are hot right now. Good cap rates and you can get a strong 'B' property, 30 units for about $120,000 down.

Reasons why:
1) College Town 2) Diversified Industry (High Tech, Service, Support, manufacturing, education) 3) Attractive downtown with areas of revitalization. 4) Big artistic community
There are a number of sub-ares of Austin that I like.
You can do tons of online research about Austin and discover lots of interesting sub-markets that are good.
