fix and flip investments

I am looking for fix and flip properties for my client that will give $25k in profit, per deal.
Do you know where I can find something like this?
Are there good online resources available for this?
I have been looking at foreclosures on the MLS, and running them through value check to get a good resale value, but all I have been able to do is $14k generally.
I am in the Denver, Colorado area.

Investment deals are most often Made... not Found. More often than not... these are not in the MLS, or not for long. My average MLS listing DOM is about 4 days for an REO.
How much you can turn on a flip is dependant on your ability to locate motivated sellers and have the ability and any necessary funds to make repairs and market the property.
A flat criteria of $25,000 is not an effective criteria unless you add more bounds.
It is often very simple to clear $25,000 on high value properties... but you also have higher risk.
Turning $25,000 on low value properties is more difficult unless you can develop programs to draw motivated sellers.
Don't think reading one book on real estate investment or reviewing one TV Infomercial class on real estate investments can prepare you... it is very unlikely.
Join a local real estate investment club if you have one in your area. They are good places to meet other investors. Identify real estate agents that deal in REO and investment properties for individual investors, and/ or those that do Loss Mitigation for lenders.
In the long term, you will need to develop your own program to keep the pipe line flowing with sellers who are significantly motivated and you also have to have the skills and connections to serve these clients.

i agree these are deals that are made and not very often found. There are so many profesionals out there mainly realtos who can access these people long before an average person can. You need to find the right people to network with like in a real estate club that can get you contacts for finding these properties.

Now theres some food for thought..... too many times do i see people trying to get into flipping because some damn book or informercial made it out to be something else

Locating the right place for fix and flip's as you called them, is the key to beginning to find what you want. Low markets on the rise is the best place to go. However, a different and perhaps more difficult, but definately more profitable approach is to buy up vacant land in upcoming areas. With that you can 1. hang on to it and wait for a buyer, or 2. develop it. Either way will make substantially more that a flip.
