Understood.

4-plex's seem ideal as a starting place. I will give you a break for now, but thousands of more questions to come later.

thanks again.

SethTM,

My advice would be to pick up and read as many books you can on the type of real estate activity/investing that you choose. It's nice to first learn vicariously from other's mistakes via a book instead of re-inventing the wheel and finding out on your own. Don't paralyze yourself with analysis, but do read/learn as much as you can. I always have people asking me which books to read after mentioning it so I created a list of outstanding books on Amazon that I've read and own for those that wish to explore...hope it helps:

Multifamily investing as a first foray is an excellent, sound choice as multifamily is easier to finance as opposed to other types of commercial investment property should you buy 5+ units in the future (many investors eventually do move up to 5+ units).

OK, thanks I will look through the books. I have read 4 already and I'm working on my 5th. Some are outdated (from my father), but I'm just taking all the info as a grain of salt.

The problem is I havn't decided what area I want to go in. I was talking to some fellow students today, and interning to become a broker sounds the most appealing thus far. Could anyone explain exactly what this job entails?
