You are covering large areas of Florida. If your not aware of the actual market conditions and have a reasonable understanding of what effects each individual market... you are not investing... your speculating or simply gambling.

Real Estate Investment is not like Day Trading.. you need to actually know something about the product first hand.

you should follow market trends in each area to know what type of, and where the property is you should buy

Investors are impressed when I show them around and showcase a particular area. For example: Downtown Visalia is undergoing redevelopment by the city and the city's offices are being moved into an industrial area where zoning will become commercial. Many homes that were once rentals in this area are now going back to primary residences. There is a potential to make more upside here than any other area in town. Not everyone keeps up with the market and activity like I do. Know your market. Some really great deals are probably in your backyard.

Investing in any city is a good idea, provided you have a good property at a great price. Your cost and expenses are really key. Actually, your goal is probably the most important factor. What are you looking to do? Landlord? rehab? Either way, decide what you are looking to do before you worry about where you are going to do it. Good luck to you.
