I have recieved a couple of emails and have taken part in a few threads regarding "successful strategies" in regard to real estate investing. Well I thought I would put them on here for you all. Again, professionals usually filter through 100's of properties until they find their bargain.

Who would want to do something as crazy as 'filter' through 100's of properties before you buy. If you have to, fine. Don't buy just for the sake of buying. But if I am looking at 100 properties, I better be buying about 25. It is not about quantity. It is about quality. You have to know which properties to look at before you even consider one.

Just my view.

A few comments regarding a few on the list.

Title Problems * Better know alot about clearing title problems cause if you do not it will be an expensive lesson*

Probate * OK for the patient investor*

Pre-foreclosures * best source if you are quick and check the courthouse several times a week*

Forclosure auctions *where you will find all the barginhunters. Plan on spending more than you had anticipated*

Conventional OREOs * Obviously you have not done alot of REO's of late but banks are starting at top dollar. Gonna pay more than you want but still bargins to be had.

FHA and VA repos * NO BARGINS here! Cause everybody knows about them. see goldenfeather.com bargins her for the handyman buyer with conventional financing.

Houses that smell * better have a good contractor and some experience or you will not come out smelling like a rose*

Condemned property * see above*

I Can't understand why some people don't post more information on this forum regarding worth while information that is fact based and helpful. Thanks for your input paul, I consider this thread to be the best in this forum.

search court records and pertinant notices of default- then approach the homeowner and make em an offer they can't refuse..

You can also read the "how to" version in JTR's 20% below mkt value books.
