I'm having a tough time finding good, dependable, reliable contractors who can help with rehabs or handyman services. My property manager, who has excellent credentials, is horrible. All of my tenants are ready to walk.

I've been getting referrals to the people I've been using, but they never work out. I've gone through about 4-5 assistants and four handymen within the past year. Many had raving references and one (who ripped me off) was even a member of the BBB.

Any advice on finding good help? I'm wondering what I'm doing wrong here.

Ask other reputable agents in your network for referrals. Most top producing agents have a list of contractors they refer to clients, use for listing setup or use for their investment properties.

I feel like the problem is that I am a small investor and only work with small investors. The other agents have been relunctant to refer their people because they work with million-dollar transactions.

I think I probably don't network enough lately, so plan to actively seek out and participate in more networking events.
