a little advise from the experts

I have been investing in some properties in the south of Mexico.
The first investment was a house in the beach that was adquired under $ 25,000.00 usd and the market values is now over $75,000.00 and I'm renting it for about $650.00 / month
The second property is a piece of land that is in a development area (new road, services, schools, and residential developments are being build)it was adquired for under $20.00 / square meter and now is being sold for $55.00 / s. meter
The second property is increasing in the price....should I sale now or wait until it increase its more??
Am I doing a wise investment??
please let me know soon for I'm adquiring another property in the beach.

Good Day and congratulations on your investments... You are one of the fortunate people that have found investments "out of country" that have been wise.. I know of many people that have had bad luck, but I also know of alot of people that have had really good luck "out of the country"...
Now as to if you should sell or not... First question to ask yourself is do you need to sell?" Next ask yourself, can the economy in the area and the world for that matter support higher prices or continued stability.... Ask yourself if you think you could take the money and invest in something else that might make some money for you... These are just a couple of things for you to think about as there isn't enough time or space to adequately ask all the questions that one should... Look deep inside of yourself and think about what your goals and ambitions are.. Also, do some research on the area that you have properties in and see if there is some short term or long term reasons for the successful price increases that you have gained thus far..
Good Luck and good investing.. By the way, I do have some very nice properties available in Costa Rica in an exceptionally nice and stable development area that is expanding ten fold and is Very very nice....

I thank you for the advise and the support, I really think that I will follow some of your advise for the areas that I'm investing in, seems to be in a very stable situation and the value is increasing.
