I've been hanging around these boards for awhile and kicking this idea around, so I'm just going to go for it.
Is anyone out there working with single family residential investors who might want to trade into coastal property? Perhaps they're dreaming of retiring out here in the west coast down the road?
I'm putting together a group of sellers who are renting out their properties right now. Almost all will have renters under contract, but they want to sell. This will make the most sense if done as a 1031 exchange. I'll have different price ranges (say 450k to a million plus) and some will be very nice houses.
If you have a California RE license, I imagine you'll be selling their property plus representing their interests on the buy. If you're from out of state, I will do a broker to broker referral fee of 25% and have my partner handle the buyer (yes, that's a technical dual agency).
This will be a great way to stimulate a slowing market on my side. If your investors are interested in apartments, commercial or other real estate (vacant lots?), than I could represent them as buyer's agent and give you a referral, but I won't have these types of properties as listings.
