Is anyone familiar with Cay Clubs resort condos in Clearwater, FL?

I'm offered a 1 bed unit at 439k, with 2 year lease back (seller pays 15% percent of purchasing price cash to cover first 2 years debt payment).

I tried to get in with them through a guy at work, but they told me they were not allowing any new investors? How did you get offered this? Can you give me someone I can talk to, to try to get in?

I received their contract, it says the contract is NOT contigent on obtaining financing, means if u can't get a loan, you'll lose your 10% deposit.

That can't be good!
