I am curious for your insight regarding the Tampa market. There seems to be huge demand for new homes, do buyers have an advantage when buying existing homes. What about deed restricted vs non-deed restricted communites? Is one really more desirable for investment purposes then the other, what about liquidity? C level multi-families appear to be better buys over new complexes, reconizing higher maint costs, then newer complexes. However are they much less liquid and do they rent as well?
