I have just moved to Tampa after living in Boston for ten years. After watching the housing market boom in the NE I have decided I want to invest in RE here in Tampa. I have no RE experience but I have been reviewing financial statements and alike professionally for years. I am focusing on small multi-family units to get my feet wet and am big into performing the financial analysis necessary to make a sound investment. I have contacted a number of local agents that say they specialized in investment properties and have not received any responses. I assume it is because I am new and perhaps they aren't taking me seriously. There is an active investment club in my area however their meetings won't work with my current career schedule. What I really need is an experienced agent/office that is willing to work with me as well as thoughts about the Tampa area? Any advice.

I am curious for your insight regarding the Tampa market. There seems to be huge demand for new homes, do buyers have an advantage when buying existing homes. What about deed restricted vs non-deed restricted communites? Is one really more desirable for investment purposes then the other, what about liquidity? C level multi-families appear to be better buys over new complexes, reconizing higher maint costs, then newer complexes. However are they much less liquid and do they rent as well? Thanks for your time.

i was wandering.........im trying to get into the investment of real estate,but investing localally seems to be harder then i expected. I live in Havelock, NC and there are way to many investers already for such a small populated area. I have looked at 3 different property and all 3 of them when i set up an apointment to see the inside there would be 10 or more others showing up to see the inside aswell. A few of them having logo's of local companys that are know for rental houses. I have lots of family back in Tampa, FL that could look over the property for me and such but wouldnt be much help when it came to finding them and having them rented out with filling out all the paperwork and contracts with the renters. What are the benefits of having investment property in a more populated area but the property being long distance.....

Well, with the property being in a more populated area, you get more exposure and can lead to a greater income. However Tampa has their fair share of investors also. Being long distance shouldn't matter if you have family or someone you can trust to look over it. If you want me to put you in touch with Amanda, I will be more then happy to send her your way.
