Hello everyone -

Let me present this scenario to you and see how you would handle it...

You have $1 million cash in hand. Your primary residence is paid off. You live in California (Bay Area or Southern California, where the average home price is ~500K+).

How would you turn that single million into many million over the next few years?

If this is too broad, then set the goals to turning the $1 million into $5 million over the next 5-10 years.

Read "The Millionaire Real Estate Investor" by Gary Keller. It just came out.

It is definitely not a summer/beach read -- while it's not difficult, there are a lot of worksheets, etc., in there for you to use. But in using these sheets, you'll be able to determine exactly what type(s) of property you want, and then use that criteria to quickly buy it.

Amazon.com has a sweet deal on it - $15.36 a book!

I've been handing it out to several people who are either already investors or want to invest. They're getting a lot out of it.

There are investing clubs in southern California you could check with who may have some good opportunities for you.

In the California market specifically... I would be careful in forming a possible Domino effect by excessively chaining your investments.

You should also look into asset protection procedures in purchasing and holding such properties to reduce the potential in other than mortgage related areas.

At the first opportunity you should break the chain back to your primary residence on the mortgages, and when ever you refi, do so into a different entity to enhance the break and provide the asset protection.
