Dont invest in Las Vegas, last i read, the appreciation rate went down from 47% to 13%. I think too many builders are building there right now. Unless you plan to hold for at least 3-5 years.

What exactly are you looking to know about Cosmo?

I was looking for pricing information. I know it's in pre-construction now, so prices should be a little lower, but I'm not sure how low it'll be considreing it's a big project in LV.

Cosmo starts at $550, but depending on views and floor location you will go up from there. Are you in las vegas?

LV is done. San Antonio, Dallas, and Biloxi are the new hot places to go.

Actually, the top places in Texas are El Paso, Amarillo, and Corpus Christi. They appreciated the most. San Antonio, Houston, Dallas, and Austin are already saturated with investors, but at least the markets aren't going to depreciate anytime soon.

One of our most profitable builders in Miami just got out of a couple of deals in Vegas. I also thought about investing there but once I read everyone backing out, I am glad I did not.
