Hello,

I'm a buyer's agent in California and I recently happened upon representing 2 investors in purchasing some income properties.

Since then, I've decided I may want to pursue marketing to this group of buyers. I have a rebate program that I offer my home buyers and my investors also appreciated that.

Looking for some ideas of the most effective way to target this group of investors? I do already attend local REI clubs and am slowly making some contacts this way.

Any ideas on a good way to start marketing to income property investors?

Learn up on 1031 exchanges and advertise your familiarity in this area + partner up with an attorney and accountant experienced with 1031 exchanges.

Offer free classes to investors. I teach classes on 1031 exchanges, property management, getting started in real estate investing, how to survive a real estate crash... I've been working with investors for over 10 years... so you might have some studying to do first.

Some agents here market to beginning investors or people who are thinking about investing through investment seminars. They provide brochures, analysis sheets, and information on 1031s. I think Pat Zaby has a pre-packaged investment seminar you can buy.

Another method I'd recommend is to work with the investing websites. You could participate on their forums and show your expertise - another good way is throught articles - write articles for investors and put your sig at the top/bottom.
