Hello Everyone,

As a rookie realtor, I am seeking advice and experience from others in the marketing of rural lakehouses.

The houses are situated on a 200 acre lake in Central Virginia roughly an hour from Richmond and Charlottesville.

The community consists of roughly 100 lakefront and lakeside cabins and houses. The feel is distincly rural, and would be perfect for urbanites and suburbanites as weekend getaways.

The properties range from old sears kit log cabins (roughly 500 sf) to 3500 sf custom lakefront homes.

The community is almost completely unknown. I will be listing 4 properties over the next 3 months between (roughly) $95,000 to $300,000.

My primary question is:

How best do I market these homes, this lake and / or this community?

There are two very distinct markets you can tap with properties such as these. Weekend getaway properties or Vacation Rentals. What is the makeup of the surrounding properties? Would need to know a little more about the area ammenities to give you a better idea.

Paul,

The lake Community is in a small town with one General Store and not much else. The community is decidedly small town rural America.

As for the properties in the lake community they either look like versions of summer camp cottages or upscale luxury homes. The community has been going through a transition for the last ten years or so.

As for the properties outside the lake community, there are three types:

1. Multimillion Dollar estates / farms
2. Country Homes ($125,00 - $200,000 range)
3. Trailers

The county the lake community is situated in is the second largest farming community in Virginia.

I would advertise as vaction rentals or weekend getaways for people within large cities. Properties like these are the ideal getaway for those with the 24 hour lifestyle
