I would like to know if anyone knows about, or is using the online judicial systems in various states (NW and PA) to search for Real estate. I would like to hear from anyone who is using this modern way. Let me know.

If you mean, the ability to review selected court records, such as NOD/ Les Pedens... those are available on line in most states. The are controlled by county courts so no single state nor nationwide service exist and any that claim they are... just rip off sites wanting to separate you from your money.
Vast majority of Official sites are free.

No- Realty check
I Mean the (WHOLE) Judicial System Online! The only ones I heard of so far is Oregon (OJIN)-Washington-Pennsylvania. Every night investors in those states can check -new probate filings -evictions -arrests -divorces filed -new conservationships -new guardianships -deeds in lieu of forclosure to private lenders (copying this all out of Reeds book chapter 32- distressed owner bargains)
Anyway- through neural network programming you can automate your computer to search high probablility targets and it will get much smarter than the investor.
I would like to know if anyone is doing it and what (other) states are online.
Im appreciate your reply realty check but.. this is a lot more in depth and sophisticated way of searching for bargains than what the average investor knows how to do. Reed wrote about in the 90's -labeling it "90's investing", so their might be other states online at this time.
I challenge anyone who serious about knowing the REALITY of Real Estate Investment to buy John T Reeds 2 -20%below market books. Those 35 strategies are most of what really works in the US. Let me Know!
Thank You.

I can view all those on the County Clerks Web site which is real time and for free. No state wide one exist for us at this time but 4 of the 5 near by counties I work in do have at least the basic system in place and 3 are top notch.
But I can't really agree with your eval of Reed walking on water... he does have some good points but most are getting out of date and he seems to spend more time attacking newer methods than expanding and updating his own. His Web site is just his own personal way for a boom toss at his compitation... he programs are almost like Carlton Sheets, but not as "packaged"... making money on telling people how they should make money and no longer actually doing it, never knowing his programs are out of date.

Uh.... Reality check you know your out-matched in the knowledge department when you start comparing a Harvard MBA who has researched the "succesful" investors and techniques throught the years with Walmart publications such as Carlton Sheets and Russ Whitney. "Creative" Finance is no different than creative Accounting and look what happened to Enron. There just isn't anything that compares to reed's material on the face of this planet. So what about Oregon, Washington, Pennsylvania- are they the only States totally Online? Someone with first-hand knowledge please let me know. -
-But please NO more Russ Whitney/Sheets followers, the knowledge of such people are street level at best.

If you would care to re-read the post... I place Reed and Sheets in the same boat.
I don't like either. Both are out of date and know it but don't up date the packaged hype they sale.
Reed is so anti everything he does not claim to be his one invention... he has lost credibility.
It would be a major mistake to take at face value anything a self appointed guru like Sheets or Reeds say. While each does have nuggets of good information... they cover it with too much BS to make it worth the time to read through.

Gentlemen..
Do us all a favor and tone down the conversation a bit... I will make one request.. Please stay on the topic subject.. It would be alot more pleasant...
Now as for the Court thing.. I am in Real estate everyday and To be quite honest.. I WOULD NOT pay for a service like that when #1-As a Realtor I get those services in my MLS... #2-even if I was not active and needed that information, I can go on just about any County clerks website and find the same thing without having to pay for it...
I am sure that finding it all in one location is great, but for most of the world, It is easier to use the county clerk's/Court website to do the same thing...
Have a great day.. Duane

You must not of read my post right vmg- or areas of the country are different. Reed wrote about the online judicial systems of ORE/WA/PA in the mid 90's. After reading what Realty check wrote I guess more counties/states are coming online. But what does the MLS have to do with the Court System? The investor he wrote about in Portland uses "Metroscan" to elimnate properties by price location etc. >Neural Networking is what I would like learn about so your computer can search for you while it gets a lot smarter than the user leaving only inspections to deal with. I'm going to have to find a source where I can find out what states/counties have JUDICIAL SYSTEMS online but as for my state (MT) I was told not to hold my breath- at least not in this century.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
