Has anyone invested in the mountains? I am going up to the Blue Ridge Mountains in N.Georgia in the next couple of weeks to look at the land they are offering. Any suggestions? I have not invested in land before. Some other individuals have purchased & are planning to build cabins to rent out. These are resort communities that are planned out. I am also a referral base, so I want to look at what I am offering.

I haved lived in ga all of my life.With the Florida coastline being overpriced people are looking for alternative beachfron property along the ga coastline that is more affordable.

Blue ridge is about 45 minutes away from me.I don't have property there but my friends do.I would make sure you can break even or cash flow.Contact a rental company up there to see what the vacancy rate is,usually the busiest time is when the fall leaves change then after that vacancy rates are higher and it's harder to rent them out.If your cabin has a great view of the mountains you can command a higher price than just being in the woods.

Make sure you don't overpay and that you can afford to break even with the vacancies included.

I have sellers in cherokee county that want to downsize and move into a cabin up there.The problem is you can't find the old 50k log cabins,it's insane they are wanting like 200k to 400k now for some of the log homes.

Yes, those are the prices I have heard. I will be there at the end of the month & will be looking at pricing. I want a lot w/a nice view, preferably overlooking the water. There is an area that I am going to focus on which a lot starts at $60k, the regular wooded lots start at $39k in another area & that is about 1 acre lots. I can sit on the lot for as long as I want until I am ready to built. Lots of realtors in my area are buying.

Currently in our area in Central Florida there are several companies offering free dinners to attend a presentation on properties in North Georgia with prices starting at $ 15,000/acre and up for parcels in a gated community, close to lakes. I have not personally checked these out as yet; however, I understand investors are buying and putting cabins on to use as rentals and/or to use personally. With the prices for vacant land increasing here in Florida, these appear to be a good investment.

I do attend these dinners, as a realtor I do referrals to that area. The pricing that have been stated in our dinners is $39k+. That is strange, what company did you hear these prices from?
