Has anyone used any of these websites that boast they have updated listings of properties and charge you a fee to reel you in? How are they and do they really do what they claim?

I have check on many of these so called foreclosure sites.

From the properties that I carry and what I know is out there, most of these sites are out dated and alot of them have zip.

I would say waste of money. I have more access than they do.

Anyone want to send me money???

Agree with the above.. they are out dated and often have totally incorrect information, even the state in which they are located...

Any agent that works with these type properties would have much better data available and usually far in advance of NOD or Les Pendens issues. Buying in Foreclosure is a really bad place to jump in. By Far the best is in Pre-Foreclosure and after Foreclosure in REO.

I have to agree with Reality Check again... For the most part they are outdated, there are a couple of them out there that aren't too bad, but before enrolling in them, I would recommend that you get some references from the companies... Any good company will give you references of happy customers...

You will also find that you can do alot of the research yourself if you have some time, a computer, and a good local government website.. Although it takes alot of clicking, reading, patience, and research, you can find the information in the area that you want..

Good luck and Good Researching..
Duane

Foreclosure info is best when it is comes from a a local legal paper are similiar source.

Otherwise the listing may be two weeks from the foreclosure block. Think about the turn around time to get foreclosure info from some small town usa loaded into a computer than to the web site.
