I currently have a unit under contract in the area where I live. I got the contract within 3wks after listing and I am still receiving phone calls. There is another unit up for sale FSBO & I really want it! It's tenant occupied. I made contact by phone w/the owner & she said she would give her husband my information but I have not heard from him. I want to try again & at least get their address to send them information. Are FSBO easy to get their address from? Any tips would be greatly appreciated.

If the property is an investment property (you said there is a tenant) then you might be able to find the owner's actual address by checking the tax records. In my area, the tax records will usually record where the owner currently lives along with the investment property. This way you will be able to mail them something. How did you get the phone number? Was it from the sign?

The telephone was on the sign. I did find the owners address in the tax roll. I sent them a letter and a marketing piece. The last time I went after a FSBO tenant occupied, it was impossible to get their mailing address.

Back in my days, I did 2 FSBO mailings. With my broker's suggestion, I included a Seller's Disclosure & a little note about Who Needs to use a Seller's Disclosure in Texas.

I never did call to follow up (not my cup of tea). I think that's the key. I "monitor" some FSBOs and they have ended up with a Real Estate sign on their front yard. My guess is that this can be done, but you probably need to call, or door knock. Perhaps send a pre-listing packet with no inclusion of price?

These are just my suggestions. Not proven strategies that work. I was never that thick-skined, although sometimes I feel I should.

Maxx--when you sent that seller's disclosure, I hope you marked SAMPLE across every page in big letters, or something similar, so the FSBO couldn't just use the form. You want to show them what they are missing, what they don't know, not help them sell the house themselves.

Just a thought...

Here in Texas, the forms that are used for sales (ones that I have) can only be used by real estate people. It's disclosed at the top of the form. The 2 times that I did, I didnt mark the Sample (didnt think about it then), but my broker advised to entice them with something. Apparently, I didnt do a good job at following up.
