I would think before deciding to use HTML e-mail for your follow-up campaign. Not everyone accepts html e-mail, why limit the deliverability of your e-mails?

Anybody else want to comment on this?

I've been doing monthly emails for about a year. I would say it is AS important and effective as a web site.. maybe even more so. It gets people to come BACK to your site.

I include only information... no 'sales' pitches, except for featuring a couple of listings. I only put in 'teasers' to articles that are on the website... which gets people BACK to the site. The response is tremendous, and the most hits on the website are on the first day of each month when the newsletter goes out.

The issue is that you need to utilize a company that can 1) easily send bulk emails 2) a company that can allow you to put together html email AND which will convert to text email if someone cannot receive html email... 3) an automatic opt-out option (as well as opt in) so maintenance is done automatically, and not by hand, which is time consuming.

The company I've been using is Constant Contact

(it's just a graphic though... links don't work).

You can have HTML email and text email... don't limit yourself.

I found this post while surfing the web and researching what real estate agents are looking for in campaign management tools, and I thought you might want to look at supplementing your web efforts with an online greeting card system where your recipients actually receive a real postcard or greeting card.

Check out http://www.greetingcardwiz.com and watch the short presentation there. Postcards can be sent for $.31/piece plus postage and greeting cards are only $.62. These cards are equivalent to or better than what you find in Hallmark stores at $3.00 per card or more.

You can also customize the cards with a photo or logo on the fly, or create a line of custom cards that can be sent over and over.

Good luck.

What is the outcome of your research on the best email drip campaign?

I'm interested in knowing. I looked at the Gooder one too. If you're in the HouseValues.com/JustListed.com system, there's a drip campaign there that looks nice. (I was looking over a colleague's shoulder on it, although I don't know how effective the overall system is.)

Sorry if this sounds spammy... but we offer email drip campaigns, and the agents that use them get a 1000% better results.

If there is only one thing you do for yourself or for your business in the next year, that would be to get a good email drip campaign and USE IT.

My opinion/tips:
1) Don't be afraid to use HTML emails. By default all email readers allow HTML. Very few people turn it off completely, just make sure oyur emails don't over do it... and try to keep the HTML at the end of your message so in case they do have HTML off, they can still read your message.
2) Make sure the emails that are sent look like the ones you send from your email program. Don't send the fancy HTML formatted emails that you could never create using Outlook. If you do, people know they are computer generated and you loose the benefit of the email drip campign. The drip campaign is to make potential clients appear you are on the ball and following up with them in a timely manner, PERSONALLY.
3) Make sure you can edit/add/delete campaigns.
4) Make sure you can edit/add/delete the timing of email within a campaign.
5) Make sure you can edit/add/delete the content of the emails that go out.
6) Only use any supplied emails in any supplied campaigns as a starting point. You MUST personalize these emails to be effective.

I can pretty much bet you that a crappy site with a good email follow-up drip system will beat out a great website without a drip follow-up system every time!

Get one and with every new client you close, you'll agree with me.
