I'm a web developer, soon to be real estate agent, and I'm trying to find out who offers the most least expensive IDX solutions?

I don't want anything custom built, as I am building my own site.

I'm looking for a solution where I can pull the IDX data feed, and customize how the data is rendered visually on my web site.

Anyone know of such a service?

I'm in Canada so it's probably not the same. Anyway, here we can't perform such a task without being licensed by the local board. Which typically will not happen as individuals. We can however, through a licensed third party portal, access listing pages that are striped of all headers, logos, etc, which we can frame into our site. We cannot parse the pages at all, only frame. In my site you'll notice that a header was added to try an 'capture' contact input, but without parsing it cannot pre populate the input form.

Most board will provide their Realtors with the MLS data for FREE. Call your board and ask them. Here in Southern California, I have a login to their servers and download the MLS data files every night so I can build my own MLS search. I have done this for numerous other agents who belong to other boards.

There are usually 2 types of IDX requests that boards will provide to their members. A framable IDX solution for their website, and an IDX data feed. It sounds like you're wanting the IDX data feed. But be warned... it can be a lot of work. You've got the MLS data, agent data, office data, features data, and tons of pictures to download. You'll need a BUNCH of server space... and quite a bit of programming knowledge.
