Does anyone have any experience with "justlisted.com" and their other site for sellers? the $300 a month for 10 leads seems outrageous? Thanks James www.firstyearinrealestate.com

Thanks James www.firstyearinrealestate.com I used them but stopped recently. Lots of leads but very few short-term buyers--lots of lookies. This should not be unexpected as many Internet buyers start perusing the market far before they are ready to actually buy. The biggest problem I had with JustListed was multiple submissions by the same people.

I have been with Just Listed since June 2005. No closings yet. Leads often don't provide good contact info making it impossible to reach them. The MasterMind calls are great to listen to what others are doing to succeed in the business. One on one coaching is readily available however, at $309 a month, I need to see some closings pretty soon or else I'll have to pay the penalty for early termination, half of my subscription rate for the months left on my 1-year contract. There are pay-per-lead services you may want to check out like Home Gain, My favorite Agent, etc. By the way, I love I Succeed for creating personalized letters, flyers, post cards, training and other real estate goodies.

The best source of leads are referrals. They cost 5-7x less than leads who don't know you and don't know anyone who knows you.
It's better to spend your money with a coach, giving training, or doing something that gets you in front of people so they can talk to you 1-1.

This is a topic close to my heart... and pocket book, so the response may get long...
We used Homevalues.com and justlisted.com, and never got anything from them. (the same company)
If you took that $300 a month and used it for your google adwords, you would have a BUNCH more then 10 leads a month!
So far this year, we average about $500 to $600 a month in Pay-Per-Clicks, and we have over 3,000 LEADS on our data base from it. From that we close 1 or 2 a month that directly come from the Internet.
Hopefully, Realtors will become smarter about Internet leads and stop buying them. Just do what the big boys are doing and get the leads directly from the Internet yourself!
Believe me... if you researched and found which city around you is getting the most "action", and targeted your website and Adwords program to that city, you'll get WAY MORE then 10 leads a month! (of course your website has to be designed to actually collect leads and your Adwords campaigns must be decent)
(I call a "lead" where someone leaves you a good email address and/or a good telephone number)
I actually teach classes on focusing your website and building effective Adwords (PPC) campaigns. Every agent I know that has dropped housevalues.com or justlisted.com and did what my class teaches them, has seen a huge increase in "good" leads.

I dealt with this company "just listed" and their parent company "housevalues". It was a disaster! the housevalues part, I ended up filing a complaint with the better business bureau about them. The "leads" that they provided were 97% people who just wanted to know the value of their property or even someone elses property, no interest at all in selling. Also, the majority of people did not realize that they would be contacted by a local real estate agent. I had a couple of people threaten me that if i did not stop sending them information (that housevalues provided) they would contact my broker. It was a complete waste of time doing a CMA about a property for a person to list it FSBO. My case with the BBB ended up unresolved, since I was not able to receive a refund. Read their fine print very carefully before signing up with them.

Oc has it right. Invest in your search engine marketing and a client centered blog (blogs seem to search better naturally. We've paused our google campaign due to the holidays and too much activity.
I've spent about $500. since Oct in a 1,000,000 plus market. Received over 50 leads. 1 deal has converted and there are a couple that are very good prospects.

You have said it all! After doing it all.. in my 25 years in Real Estate, I can tell you buying good leads does not work. Its funny but the harder I work with some one the less money I make! My Big money, and sales come to me free! I had a 2 Million dollar sales weekend..not from 1 house but 6! Sold from one cell phone call, from some one who did not even remember where they got my name from...I closed them all in 13 days!! I would love to know who to thank!
75% of my business comes from online, one way or another. The other 25% is referrals. Talking to people is what is all about, talk to enough people and you have more sales and closings. It's that simple..
There are only 2 types of people that are clients! People you know now and people you do not know yet!
Ask this question of everyone you know. Who do you know who is looking to buy, sell or rent a home this year?
Make a list of people you know. Ask each of them to give your card out to someone they know.
Realestate is a people business, not just a numbers game. Some will, some wont..NEXT!
Go back to basic's..what would you do, where would you go to buy or sell your home?
Find a target area, and market it! Find a good deal and market it. Online and off like. Go meet other realtors, be their best friends, they will give you leads they do not have time to work.
Have a nitch..you like buyers? We all do..what selling? Where is it selling at? Whats HOT?
Get off line sometimes and look around the business is there..Who is driving around weekends looking at new homes? Car signs..work!
The best lead is one that comes to you with out you doing anything!

I have been working with www.realestatepromoter.com since July and they basically do all of the pay per click stuff for your website. I use their lowest package and I generally get 15-20 of the people who visit my site to fill out a lead form. I have closed 2 houses this year from it and I expect that to increase now that I am attending their free coaching calls.

I'm a member of both Just Listed and HouseValues. Terrible is all I can say.. BIG waist of money. Plus once you sign on you are locked into a long term contract, mine is expiring in a couple months thank goodness. Anyway most of the buyers are JUST LOOKING, most of the responses were, I just wanted to see what was out there and what homes are selling for. Sellers were checking to see if their agent was correct on the suggested list price before listing with them, or just wanted to know what their home was worth to refinance or cashout, others were just curious. After nearly a year I've listed 1 property, had to cut my commission in order to get it since the guy thought he should be getting a "deal" for using the website. I've probably done over a 100 CMA's and listed one. No good in my book.
