I am getting Internet Leads Now What?

I told myself that I would start my real estate career when I was getting a solid 15 leads a day, Well I am up to 20 and it is really time that I start being serious about my real estate career.
What is the best way to turn these leads into buyers or sellers?
I am verry net savvy when it comes to getting leads I have over 9 years in Internet Marketing and Advertising
BUT when it comes to real estate I have been licensed for less than one year and have never had a client buyer or seller.
Too make matters worse I have targeted high end homes so I get a lot of buyer requests in the 400k-2000000+ range.
Also I have a huge back log of over 1200 leads to follow up on. But I am more concerned with the leads that come in daily.
I have a couple of sites some I get all their information which is the case 75%
On other sites I just get their name and e-address. The e-mail address has to be good because I give them a user name and password generated by an auto responder.
On the 75% that include their phone number, when they are moving, what their price range is etc. Should I call them first? Should I send something by e-mail?
If they ask me so.. how many homes have you sold and I say ZERO will they hang up on me?
If only 1 lead out of 20 sells I should be rich someday.
What are some numbers out there? Is 1 sale out of 20 leads to high?
Any sugestions on how to turn internet leads into real estate deals.

I did try something different yesterday I got two phone calls by e-mailing them right away. lol 1 buyers agreement and one without.

Really, you're getting 20 leads per day? That's a lot! What geographic market are you targeting? Are these leads from people visiting your website and completing a form? I don't get anywhere near those numbers, but I am converting leads to sales. I think the norm is 1 - 5% of leads converting. But the leads have to be reasonably warm to begin with. People go on the Net searching for "Anytown real estate" so they end up at your site (due to SEO, for example) and they fill out a form that qualifies them a little). That's the basis for the 1 - 5% conversion statistic. However, if it's as a result of non-targeted traffic, no telling how low those conversions would be. The way I work my leads is that I use a feature that sends automatic emails to people on the day property that meets their requirement goes on the market. And I send email newsletters and periodically, a keep-in-touch email (customized for each client). Sometimes, I call on the phone. After awhile, this develops rapport with my clientele, and when the're ready to purchase they (some, not all) call me. I was getting that many ( I shouldn't have said anything) the last two days were very slow but I still had 10,8. Google has not been my friend lately. I have never seen such poor results across the board from them. I imagine things will be better in a week or two. Yes my leads are very targeted you might even say micro targeted too.
I am doing some testing most people fill out the form or they don't get any information. I do have some kinder sites were I send people an auto responder with their user and password. They request more info by giving mls numbers etc.
I will be creating some marketing material over the next week and see if I can turn any of those older leads back into warm leads again.
I saw your sites you did a great job on them I am sure you making a killing the finehomes site must have taking a long time to write because it's so nicely SEO'd. It's funny I have the same star background as the findhomes in my files somewhere only it's an animated gif. I am a fan of i-frames to. take care

I find that leads from the Internet like to be responded to, at least initially by e mail. I usually e mail them the info, listings, etc. - along with an offer to meet or an offer of a package for out of towners - and then follow up in a day or two with a phone call.
People surfing the net want to be serviced thru the net usually, and not just dealt with in the same manner as you would a print ad call.
They want this medium (the internet) to be the provider of their information - the agent facilitates that - and a relationship develops that leads to physical meeting when they are ready to look at homes.
Most are at the very beginning of their process - which is good in that you may be the first agent that they have contact with. But it also means that they may not be ready to buy for several months so followup is important!

Yea pretty much your SOP for internet leads I am getting some feedback from the e-mails I have sent out over the last few days.
The person that I send all my commercial leads to calls them as soon as I send them over. And has had good sucess by talking to them. But it also seems that commercial inquires are more serious than residental.
I just sent him over 10 million dollars (in property Value) worth of commercial inquries from this weekend so he is a happy camper.
I am making up a couple of different packages 1) for relos 2)introduction package with the types of homes they are Interested in and 3) home values and sellers by the end of the week these should be finnished I might also create a news letter but I am not there yet..

Yep Got another one yesterday. The funny thing is when they say between 1mill - 1.5million 500k difference is pretty big price range I think. Anyway I called to confirm that our marketing material is on it's way. She was very nice. I like when they check the pre qualified box on the form but how do you know for sure whether or not they can really afford a home at that price without offending them?

10 by 10 am highest 900k-1million well really 8 one is a commercial and the other is a rental I refer those out.
Thanks for your offer that was really nice of you Brian but I think I will have to decline. An interview would be great if I had a product to sell.
My online Success isn't by accident. Let's just say when I decided to enter this industry A friend got their license at the same time as I did. Another just got their license a couple of weeks ago.
With that said, all I have proven is that I can generate online leads. That was never a question, considering the competition. I am more interested in actually going from leads to clients. Then from clients to successful transactions.
It is going to take time and I have yet to really start. I am trying to learn all I can about the business. I am very optimistic about my chances for success.
Starting at Zero with no place to go but up.

2savvy, You keep posting to this board about all of the high end online leads you are generating and we would like to know how you are doing it so we can maybe use some of the same strategies in our market. That is what this community is all about, learning from one another in a non-competitive environment. It is not about telling each other how many sales we are making, how many leads we are generating (unless we are sharing how those leads were generated or how the sales were made), or massaging our own egos, there are other forums out there that fit that category better. I for one, would like to know your name at least. Everyone else on the board posts their name, website, etc. without hesitation. All of your posts have been blind. For all I know you are some 16 year old computer geek messing with all of us! Now, I understand you are just generating leads and not turning them into clients. I know of at least 10 people "personally" on this board, and probably a lot of others who I do not know personally; who can make some suggestions on how to convert those leads into sales. However, the reason they are willing to share (including myself) is they are getting ideas, strategies, etc. from you in return. Just making a post that says "I generated 10 leads and one was a million dollar client" is not doing any of us on this board any good unless you explain to us your process, strategy, etc. and in return we will help you with ideas to convert those leads to sales. But, myself and others on this board don't like talking to people unless we know who we are talking to and sharing ideas with. It is a complete waste of time. For all I know you are some 16 year old computer geek messing with all of us! Nope more like a 37 year old 6'2" 235 lb still working out 5x a week 300lb bench pressing 4 mile runner where did I put my pack of smokes, I can not believe I went to college for seven years and never got a degree but playing football was fun, exmodel even if it was a while ago, Alpha Male with a real flare for sarcasm. I might be wrong about something but I would never lie posting to this board that would even be a bigger waste of my time. 4 more leads since my last post  I hate when my fingers do that! I will never post again how many leads I get a day. Even when I am lying I am telling the truth. --- just have fun life is too short--- ok back to work
