The home page is too overpowering for me. Why don't you have some generic photos there and save the properties for your sales page/pages?

I changed the header graphic from a Flash animation to a static graphic.
Generic photos? I don't think so...
I want my listings on the home page - remember, surfing folks are looking for info fast without having to click around searching for it.
I am getting about 15 leads a day, I respond immediately when I receive contact info with a phone call and then follow up with an email with specific reports. It's working pretty good - I am getting prospect conversions at about 50%.

Thats pretty good. It just goes to show how important those immediate follow up calls are - which happens to be my major weakness.
Out of couriosity, just what do you say to the prospect when you call them?
When I call, the prospects seem rather uninterested in talking to me. But I highly suspect that is only because I often do not get a chance to call them until several hours later. :rolleyes:

Something like this, "This is JoeMammy with C21 Beach Realty in Destin FL. I received your contact info online. I can assist you in your home search by setting up automated emails that will notify you of new properties that match your search criteria. I will begin by sending you a detailed report of what is currently on the market. What exactly are you looking for?"
I then probe with what, where, when etc. My area is pretty broad, if the area they are looking for is within 10 miles of my working area I will work them personnaly. Otherwise, I have a handfull of other C21 agencies I send the lead to and receive a 25% referral. I've been dishing off 3 or 4 a day. The referral biz is gravy for minimal work.

My site automatically sets them up for a search when they fill out the forms and hit submit. So by the time I call them, I already know what areas, price range, ect. they are intersted in.
To sum up my script, it basically goes like this "You just logged on to my site and I just wanted to let you know you are set up to receive automatic email updates of new listings on the market."
(well duh...I would hope so, since they did fill out the form on the website)
At this point it seems hard to lead the conversation into some open ended questions. I already gave them what they want. Why should they want to listen to me rehash what my website already asked them.
I am really rethinking my whole methodology.

The improvements i can see for your site are: Better page formatting - more space.
Use of color in your text - If you had put the "Feature 1" etc in say, a darker blue, a green, or a red, then it would have more impact.
Perhaps buttons long the top, or change it so its down the side of the page. You have too many to be like that at the top.
The 2 pictures you use accross the top don't compliment each other that well IMHO.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
