Jay Kinder here. In 2006 I completed 520 transactions and I am currently #2 in the World for Coldwell Banker. My key to success is an unbelievable web site technology. I would be happy to share my success' and failures in my business with anyone in the industry. I learned about this from industry icons like Ron Campbell (600 transactions in 2006) Jeff and Marsee Wilhems (300 transactions their 2nd year in the business) and Chad Goldwasser (#4 in the World for Keller Williams) Literally, the best of the best are using this. Chad is a good friend of mine. He uses web agent solutions, the site I am using. Most people would never know what the site does unless you have seen a demo of the back end. It truely is amazing. You can call my cell phone if you want to see how me and Chad are using it. 580-591-6404

Yea, they're all using CraigProctor.com. They have a free 60-day trial and Craig gives you all the systems you need. They also have some sort of coaching program. I was going to use CraigProctor until they recently started a huge marketing push. It seems like too many agents are going to start using them.
These agents' success aren't attributed to the site alone. They are all good at marketing and the site helps. One of the agents he mentioned only recently signed up. He had coaching from a big company a few years back and made some big marketing pushes. I heard he spends $30k/mo on radio ads, etc.
A website is not a magic bullet to generating 500 leads. Vegas, don't pay for anything beyond what you can get directly from Craig Proctor.

I guess I should. Lake of the Ozarks huh. I LOVE the Lake of the Ozarks. I especially like to visit the Shoootout!! How business? You know Mike Oddo? He has a web agent site.... everyone would if they saw the engine that runs it.  How's your ihouse site?

This guaranteed program is, in a nutshell, a scam designed to get the phone to ring and nothing else. Here are the steps: 1. Tease the seller with the guarantee that if their homes doesn't sell, you'll buy it. People have no clue that price and condition are really what sells the home, so they'll think you are some marketing genius to offer such a program. 2. No phone call descriptions, no emails...jump straight to listing appointment. 3. Dazzle sellers with how many listings you have. Don't mention the fact that half of them expire, never sell, or take much longer than your promised 90 days (I looked up Chad Goldwasser on MLS, less than half of his listings sell under the 90 days he promises). 4. Tell people about the program...which is so inconvenient for them (e.g. you'll typically offer to purchase their home at 70% value) that they'll never go for it. 5. Once they don't go for your program guarantee, tell them "Well, I'm a top producer anyway, why not list with me?" There you have it. All they want is the phone to ring. Once that happens, most sellers will realize the program is worthless, but the hope is they'll list anyway. Also, ask yourself how good of a service you'll get from an agent who takes 400 listings? You'll just be another number to add to their statistic to dazzle the next client. Funny I was thinking the same thing, my partner and I are thinking about doing this in conjuction with our broker. It is quite simple we will buy the home for %90 of the agreed upon price to market the home wich is obviously the market price minus 6% listing fee, 2% admin fee and 2% adjustment fee for the fact that mls stats show a list to sales ratio of 98.3% so it is not a scam at all. If the house is $100,000 we will deduct our commission plus list to sales ratio plus danger fee of 2% LOL, and thats it.
