Hello,

I would like to hear from people who have people register on their website in order to search the MLS and those who do not.

Before I began having people register, I was not really capturing any information. I just started this month and have started having some people register.

I would love to know what your experience has been.

I've tried it both ways and I've been generating ALOT more leads by making people register. I also use pay per click advertising to drive traffic to my site.

I was getting very few leads without capturing information...now I'm getting more than I can handle.

Hi Dan,

Thanks for your input. How are you following up on your leads? I also use pay per click, but it is very expensive for my area. I'm not having a lot of luck following up on leads either. They don't seem to respond to my emails.

To follow up on leads, I use a system called Intersend.com. You can assign leads to different campaigns based on what type of lead it is, ie. relocation, local buyer, etc.

Each campaign is pre-written with messages designed to make them respond to you. They get anywhere from 10 to 20 emails from you over the course of a few weeks or months based on the chosen campaign.

I've found most of the campaigns to be pretty effective, but I've had to tweak some of them to get better response. My best leads are relocations because they need and want information about my area and I can develop the relationship by giving them what they want.

I like giving them a little tease.I let them go on and do searches and view house but they can only see one picture of the property without giving some information.All they need to give me is a name and e-mail address, the e-mail address is their password and once they sign up they can save searches, get dailey e-mails of new properties and of course that is when my drip campain starts.I find this works great and most end up asking me to call them at sometime.

Anyone who is in an area serviced by ListingWare might want to check out their IDX service.

They have a progressive prompt option. It allows a visitor to search 5 times, then requires a registration.

Sometimes that's a good compromise between no registration (and no leads), and forcing registration before any search.
