I just posted this note in response to a question on the Agents and Brokers segment, but thought it may prove useful to implement, here as well, for when you get Net leads asking questions. =========

Hi Toronto (I am a moderator for other forum/s ) - have you considered "farming?" To get started, perhaps marry farming into your door-knocking. Once you get a lead-contact, stay in touch with that person by implementing the tell twenty program, in a slightly different method than was originally intended by telling five folks on either side and ten across, what was going on in their neighborhood.
Drive the neighborhood regularly (and slowly). Talk to everyone you see outside. After awhile, they'll get to recognize your car, and they'll just presume you are in the area "to do business again and again and again". Helps to make you the local neighborhood expert.

Make sure before you start door-knocking that you "know" what has been happening in the area, because the owners will surely have questions for which they will expect you to pop off quick answers. Study your MLS system and build your own comparison files that you can refer to from time to time. For example in bad weather or a rainy day, use that time to "study" your own files.

Ask your lead-contact for permission to keep them posted on area activity, then call or mail them something whenever a sale or a listing appears in their neighborhood.

You will find that over time, folks will keep the info you give them and use it to compare notes for their own home. Takes a few months to see any crossover business but well worth the effort. Not only that, it keeps you busy, keeping up with your own research. You'll have lots of filing to do, because if they ask you any questions, you'll want to have the appropriate info at your fingertips. Busy makes busy happen. Hope this helps. ~ Carolyne

Thanks for the info. Very helpful. I have a couple other questions, if you don't mind. What size of farm is ideal. I've just begun a fresh new farm of 400 w/ a holiday decorating contest and plan on a garage sale in the Spring. Do you door knock your farm? If so, how often. Can you think of a non-intimidating way to get their phone number? Also, what is your recommendation for the best past client / spere of influence follow up. I'm not getting as many leads from them as I should.
