Does anyone know why people today are becoming sole owners of their homes? Most of the people in my area, mostly males, hold titles by themselves and don't include their wives.

Credit issues for the other spouse is one reason I see. Another common reason is unmarried partners.

Another possible reason (gut feeling only) is machismo AKA domination!

May be they are single, or wife or partner don't have good credit. First time home buyers! Good for you to target and work up to buy larger homes.

The male macho thing doesn't work in my state. The husband can have property in his name only, but he can't sell it without the wife's signature! I have had a few men get upset about this when they sell, but I didn't make the laws.

Loans can include one or both partners credit history, incomes, assets, etc... having one over both can make a huge difference, especially when the other just went through a bankruptcy for instance; including the other would have been a deal buster, but just including one everything was fine.

Also say one person has really bad credit and get's a court summons and judgement against them the attorneys for the creditors will do a search to see if they can attatch a lein to anyhting of worth.If that person's on title and the judgement and lien is filed they are screwed,if only the person with good credit is on there they couldn't attatch the lein to the property.
