Did eMortgage/Mindbrix change their form for everything or did I just get a "special" BPO (it didn't have a special fee)

The comps were all two columns and I had to mark Inferior/Equal/Superior on each aspect of each comp. I.e. Landscaping - Inferior Patio - Superior. etc. etc.

Now all they need is to do that for each room and put a price adjustment on each aspect. Oh, wait, that would be an APPRAISAL. Duh!

What a royal PITA

eMortgage has different forms for different clients, and maybe the type of valuation that's requested.

ggwwttre, don't forget the adjustment for soil appreciation. LOL

Oh @#$%! I thought you were supposed to DEpreciate the dirt :p

The other one that cracks me up is the ones that ask for a price for a 60 then 90 then 180 day sale. The computer will not accept it unless those values INCREASE as time goes out.

I don't know how y'all do it, but when I have a listing go 60 days I don't get on my knees and beg the seller to increase the price.

Ours is not to reason why...

Can you just picture agents down on their knees begging for a price increase...maybe too much coffee today...but that just cracks me up. LOL

LOL. I can honestly say that I've never begged a seller for a price increase. \:\)

When I do the forms that ask for different prices at 30, 90, 120, etc. I use the 120 for market value because that's about the average DOM in my market. Then I lower the price for 90 and 30 because in my market in order to sell it that quickly it usually has to be below market value.
