NATIONSTAR MORTGAGE FORM

Help! I am finding things on this form I haven't encountered before. What do they want when they ask for SITE and FUNCTIONAL UTILITY? I've already filled in Rural for the Location,so SITE has me baffled. Thanks so much!!

SITE: Would pertain to the lot. How does the subjects lot compare to other homes in the area, average, superior, inferior? Are the comp lots similar, superior or inferior to the subjects lot. You need to consider factors like size, shape, topography.
FUNCTIONAL UTILITY: Would have to do with the floor plan, flow and use of the property. Does it only have one bath when the typical home might have 2.5 baths, same question with bedrooms. Does it have a family room, does the typical home have a family room. Are the bedrooms jack & jill or tandem. Make adjustments plus or minus depending on the answer.
I have a listing right now where someone added a door for direct entry from the garage to the house. The problem is they added the door at one of the bedrooms, so anyone using that door has to walk through the bedroom. This makes the use of the bedroom less appealing. I had one where you had to walk thru a bedroom to get to the rear half of the house. Both of those would be examples of poor functional utility.
In general, if site or floor plan are typical for the area you would answer "Average".

Old houses are known for them...it is when you have walk through one to get to the other(s).
We are in an area with alot of homes blt 1870-1900 and we see it alot with those.

I asked my Rep what they wanted in the SITE space, and she said to put RESIDENTIAL.....

That's what I thought might go there. Since it wasn't asked for anywhere on the form and they told me to put Residential in that space, I added the lot size where it said Other. Thanks for all your help. New forms are fun aren't they?! :p

I've been puzzled when they ask for "Mechanics" are they functional etc? What exactly do they mean by Mechanics, I have assumed appliances etc.

Another example of poor functional utility (or of functional obsolescence) is having to go through a bedroom to access the bathroom, or having the front door open into the master bedroom. As was said, these things are most common in older homes. Yeah, new forms where things are formatted or worded differently can leave you wondering WTF they want...

You have really helped me understand. I had never heard of 'functional utility'. I don't think I will forget these 2 terms.  Anything that I have to research like this usually stays with me. LOL Thanks so much for the assist!!

I'm looking for some feedback on their Listings. I have suddenly acquired two. Both are overpriced I know and I'm hoping to get prices lowered to my bpo suggested prices. One is requiring some intensive repairs. Has anyone dealt with them? They used to be Cen tex Equity. If I have to front some $$$$, I need to know I'll get reimbursed promptly. Anyone?
