Is anyone else having any issues with clarifications from these guys? Twice now I have been asked to replace my comps with comps supplied by land am.....Problem is they don't exist in our local mls???? If they do they have been expired for some time. QC states the following:

These comps are from the tax records and are very reliable. The comps come from a website called NiteOwlPlus and is recognized nationally by appraisers and corporations. The distances are as the crow flies, not distances traveled by streets. If three of them are in the MLS and are comparable to the subject, please use them to support that value you are giving or replace the sold comps #1 and #3 with similar or larger square footage than the subject property.

I use RealQuest which is put out by First American for the asset industry. They advertise that they include 98% of all MLS listed properties and 75% of all non-mls private sales. I suppose they are linked into court house records to get the latter.

You can also subscribe to Realquest for about $0.40 per property search. I only use it to verify info of properties that I work on outside my local mls coverage.

Before I would included them, I would ask them to email you the RealQuest data sheet for your consideration to include and records.
