I plan to farm the neighborhood I live in. My goal is to increase my presence here. Over 2 yrs, I have become Buyer's Agent for 6 houses (of 600 houses). How do I/ Should I make use of that?

I plan to do send out a newsletter every other month, a specific subdomain for my neighborhood featuring listings, etc., 2007 calenders for neighbors. One thing that I am seriously considering offering a $500 college scholarship to a college-bound kid who lives in the neighborhood.

I want to become the agent of choice here and I believe I can bring value to them. What tips can you share?

the newsletter is a good idea. i would send out postcards with "just listed" on them for any property that gets listed in the area. you would have to ask the listing agent if you can advertise their listing. depends on the agent, but many agents will allow you to do this because you are advertising their listing and it doesnt cost them anything. you want people to see you as the agent that is getting all the business in the area. postcards is a good way. also, you could door knock the area and introduce yourself with something of value to give to the homeowners. maybe you can walk around and hand out something for halloween to give out. i should practice what i preach. i dont even door knock, but i should. make sure you ask your previous clients for referrals too. hope this helps.
