Not long ago someone was asking about marketing to pre-foreclosure homeowners. I posted a draft copy of brochure I'm experimenting with. The title of the brochure is "Recognizing and Avoiding Common Foreclosure Scams."

The philosophy behind the brochure is that real estate professionals have a duty to their neighbors to educate them on all matters of real estate in the area. It's designed so that you could mail it to homeowners in pre-foreclosure, keep them in your car, or put them in a rack in your office next to the Radon Gas brochures.

It is my intention to make this brochure available to anyone who wants it, but it's not quite ready yet. I'm going to leave a section on the back of the brochure blank so that agents can attach their business cards or stamp their info on it.

Has anyone signed up with this? Any comments? I'm am considering working with pre-foreclosures, and am working on something I can mail to the homeowners in pre-foreclosure. Does anyone have any suggestions?

Thanks for reminding me! I have lots of subscribers, but I haven't yet released the brochure yet. It's not that I haven't finished it, but have been working on some complementary items that I hope to release soon. The goal is for the brochure to be free. I've been sending it out to homeowners in New Hampshire, and so far, the response has been extremely positive.

The only thing I didn't like about that story- is the part that says "These people skulk around your house at all hours, taking pictures, circling like vultures waiting for the auction. They are mean and nasty and take great pleasure in other people’s misery."

That's all I need, some angry homeowner to read that and then see ME taking photos of their house. :rolleyes:

Very helpful feedback. Obviously (or so I thought) I am referring specifically to the vultures trying to steal the house at pennies on the dollar.

The homeowner isn't likely to spot the difference between them and the BPO folks. I'm certainly open to different wording. Please feel free to make suggestions. It's easily altered. \:\)

One piece of advice to those who have or will download the brochure. Don't send it by itself. I ran a mail test and the brochure alone got a 0% response.

Now I send it with a letter detailing the homeowner's options, and I'm getting 10-15% response.
