Just wondering your opinions. If an MLS listing says a house has 1.75 baths, do you put 1 bath or 1.5 baths in your BPO? Most BPOs don't allow 1.75 for an answer. So far I just would say it was 1.5 baths but I don't know if that would be correct.

I count as 2 baths because 1.5 suggest only sink and commode. With 1.75 you can also shower. Just my opinion. \:\)

I do 1.5 because that's what I was taught by my broker/appraiser.

1.75 here in this area is a jack and jill bath where adjoining bedrooms have their own commode and sink and share the tub/shower.

One, or maybe both, can't remember, of our MLSs recently changed how baths are entered from 1.5, to 1.1. So a 2f/2h would look like this 2.2. I have been getting in the groove entering the bath count like that, and haven't had any problems from any of the co's I work for.

Let me explain this simple concept, somehow throughout your learning experiences things got over exaggerated and local areas started using their own type of system.

This is how it works....

half bath consist if a toilet and sink.

full baths have any type of shower or bath as well as a toilet and sink.

The only difference in a full and half bath is whether or not you can bathe in it.

If you notice a large company like FARVV only allows 1 or 1.5,2 or 2.5 so on and so on. They do not take 1.75 or 2.25 If there are 2 half baths or more note that in the comments and you are safe. Very simple folks lets try to simplify the process, all you new people are overthinking things. Just my opinion though.

In my area, a full bath has a sink, toilet, shower AND bathtub. A 3/4 bath has sink, toilet and either a shower OR a bathtub, not both. A 1/2 bath has just a sink & toilet. If a comp has a full & a 3/4, I choose '2' in the drop-down box, then put in the comments that it's a 3/4.

It's interesting how terms differ in different parts of the country. In reading back over all the comments I just noticed I goofed. I meant to say .5 is for sink and commode - not 1.5!

In our area it's simple a 1/2 is toilet and sink,a full is a sink,toilet and tub or shower or both.

This isn't really an issue in my area,what i run into all of the time quite frequently.Is a home listed for sale in the tax record shows as a 3bed/2bath but the listing shows as a 4/3.

What the homeowners often do is finish out the basement and not get it permitted then try to sell it for more money.I always go by the tax record 3/2 for a few reasons.If the addition or conversion is below grade ti will not be counted for appraisal.How do you know the work is quality?How do you know the rooms are of simialr size as the rest of the house you don't.

Rather than giving an inflated value on what i cant see and what's not in the tax record i stay on the cautious side.
