Yep, you read it correctly. I just accepted a BPO and upon further inspection it is for 2 properties! They are right next to each other and each have their own PID# and tax record. In the form each value is divided by a comma. For example the bed/ bath count is 2/2, 2/1. The fee, $50! I have a call into them to see what is going on. Does this mean all of my comps have to be 2 homes for sale side by side? lol.

Now and then around here you'll find that and one or both of the lots is non-conforming... so basically it's a duplex. never done a BPO on one but found one in my comps once. It's more common for them to have one parcel number, but in this case there were two but the local government insisted they could not be sold seperately.

You gotta know because the two will have much less value as a duplex than as 2 SFD's

You are correct, non conforming, detached duplex. They said price it as a duplex.

I did one of those where the agent actually divvyed up the APN just to get it in the system...it was for a new construction duplex where an existing property used to be...OMG!!!

I had one where the total square footage was given to me as one house at 5700 sf. I went to the property and it was gated. So I found the assessor's office online and discovered it was 2 separate homes - built at different times. Then I called the assessor's office to verify.

When I called EML to ask how they wanted me to handle it, they were quite surprised. Seems mine was a 2nd opinion BPO and the first agent who did the original BPO never realized it was 2 different structures. I sure earned my $55 on that one!
