OK is EML on kick because it is losing all its employees or something? There are alot of threads about their QA department lately. They have been a pain in my you know what the last couple of days also. First they sent one back because the subject was a raised ranch (or a split couldn't really tell from the outside because of the way it was built and they way it sat on the lot) and my choices were 1 story, 2 story, etc or split so I put it in as 1 story. All my comps were within 1/2 mile, all except 2 were EXACT SQ FT, EXACT ROOM COUNT, and built within in less than 3 years but in mls they were splits. They failed it! Even the photos looked almost alike. Changed subject to split and it sailed through. Today they failed me because I came in 50% higher on a subject that had been rehabbed. The comps the other agent used were in fair to poor condition! QA told me "well we've already closed the other file"!! I thought to myself that sounds like a personal problem because my comps are good. She kept saying that the other agents comps were closer. ONE OF MINE WAS 5 DOORS DOWN!! All of my lists were within .25 miles. Solds I had to go farther out because in the area usually someone buys one fixes it up and rents instead of resaling it. Even then 2 were about a mile and the 3rd was less than 5 miles. I told her that even though they were a touch farther out the comps were still in the same type of neighborhood, close in sq ft, same age, and SAME CONDITION! And did I mention the other agents price was in the 40,000s and my was around 80,000? So if you figure 40,000 in poor condition 80,000 for a rehab is if anything too low! But mine is wrong because THEY CLOSED THE OTHER FILE! WHAT A CRAPPY EXCUSE!!!GRRRRR I feel better now. lol It sure is nice having an area to vent and people can understand what you are going through!
