If you don't get an answer, your local MLS board will probably be able to answer this. Here in Dallas we can do what you said so long as the sale price was disclosed in MLS.

You will probably get some people who will think that you are violating their privacy, you may do better to not list the actual sale price, and tell people to contact you if they want to know what the home actually closed for.

For a farm letter, I don't see the point of showing listed price and adjusted price. The SOLD price is what people want to know.

Agent Bauer, may I suggest that you only include adjusted/actual closed prices in your marketing to FSBOs, especially those that you have been watching in your farm area that may be overpriced. This will allow those owners to see real versus inflated values, as well as show that you are a competent professional who closely monitors the local market. As far as violating people's privacy, real estate sales should be recorded in your local courthouse, ,and as such should be public information. I would check, and verify this, but, I believe it is.

I don't put any prices on my farm letters. I used to but I noticed if I just put "JUST SOLD 123. Main St.!!!" or "JUST LISTED 123 Main St.!!!" I get more calls from people asking me what things sold for, what it's listed for, how is the market...etc Next thing I know they have me working for them or at least coming over for a listing appointment.

I agree with ATS32! I never put a price on my feature sheets or farm mailouts.

Although the sold price is public record, i just think it would be in bad taste to list the price and the buyer wouldn't like it I can assure you.

It happens here daily. If I am a buyer, it would not upset me in the least. why would it? it is public record and very easy info to come by.

The buyers love it, or everyone else loves knowing what their neighbor paid for their house?
I'd get the buyer's permission at the very least, out of common courtesy.

Either the other agents are doing the same thing or my stuff is more appealing and compels buyers & sellers to call. I make it a point to tell other agents about the feature sheet success as they will do the same. It benefits us all. Most other agents in my area are too lazy to create/print out nice feature sheets. They opt to print out the basic info sheet from MLS. I personally think that they look tacky and show the laziness of the agent(s). I use Microsoft Publisher for my feature sheets, create a pdf of it and upload to expresscopy for printing. I even got a local mortgage broker to split the printing cost with me 50/50 to put his ad on the back of my feature sheets. I also upload a pdf copy of the feature sheet to the documents section on our MLS, so other agents can print one out for their customers/clients.
