Once the property is secured by a third party not managed by your office, you will be required to submit a BPO in attached format." but, once I verified occupancy my AM said "Since the property is vacant, please secure and rekey the property and provide me the LOCK BOX Code by tomorrow".

The property is already secured and has a lockbox..

Also, what is needed in order to be reimbursed if I do end up rekeying? And do I need a work order or is the email good enough?

Ask your AM to give you a work order. If you don't have one, you won't get paid back. Make sure you have the invoice and then it is marked paid with your check number. Then, once it clears, you'll have to get them a copy of the cleared check.

Check on their site and see if they have any approved locksmith vendors. If they do, they will pay them directly and you won't have to worry about reimbursements.

Thanks for the info Makin In their initial letter to me they stated I would only be responsible for marketing... The property will need both repairs and a trash out. Will they have me find the contractors or will they take care of this?

If you have duplicate checks you can just scan your copy and submit that with the bill for reimbursement. That's what I do rather than wait for my check to clear.

As far as whether you will be handling things or if Ocwen will, I've had it both ways. I've always had to handle the re-key and the trash out, but with my last listing with them they handled the repairs. Of course, they may not do any repairs, so that may not be an issue.

Do you use Realtrans or orma-rmsi?

Where on their site do you find approved vendors / locksmiths? Seems like they like to make things hard to find.. :p
