I am doing my first int. bpo on a quad,any helpfull tips.
I asked if they wanted rents and the am company said they want the buildings value.
How do you search for quad comparables?

I've done many multi unit BPO's, just treat like SFR and you should be fine

Here you search for income properties or multi unit under residential. If you do the search both ways you should come up with plenty of comps.

I just did one on a duplex for rrreview and used a couple of single family for comps and they would not accept it. I had to get multi-family and had to go out further to get them.

My point is find similar multi units whether 2,3 or 4 units just like you would any SFR BPO to get values.

I had one last week that had two homes on one lot and was hard to find comps until I did the search for income properties.
I was able to compare to multi unit, duplex, triplex and two homes on a lot with lots of notes why they were chosen. The point was to get the sq ft and other similarities to add up.

I have done quite a few lately. I am able to search for multi family properies alone. Find properties of similar age and rents.If one property can easily rent for more and the age/condition are the same then the property withn the higher rent is woth more. Take into account whether utilities are included or not. sometimes you do have to look further out. I just did one in a town with a population of 660.I searched about 20 miles out. Also i do bracket the price/ values and the sq.ft.i don't comment on sq.ft. But rather the condition , and rent potential and location. I have never used a SFR and never been ask to. You need to compare apples to apples.I hope that helps.

Thanks guys,i did find in my fmls a seperate little tab on multi-dwellings and luckily there were comps in my area.I just turned it in we will see what happens. \:\)

I just did one for EML, it was a duplex. I was able to find sold comps (duplex properties) but could not find available comps. Used 2 houses on one lot and then triplex & fourplex. I called EML to speak with quality control before I did this and they told me not to search out of the zip on this one but to use in this order. Duplex, 2 houses on one lot, triplex then fourplex. Its what I did and went through fine even though the fourplex was considerably higher in value and really did not compare. I had the form where I had to make adjustments on this BPO. The 2 houses on 1 lot was under residential and the others were found under residential income.
