Had a couple of interior the other day that have left me...confused. Both were listed within the last 2 weeks. Neither had signs up. Neither have been trashed-out, or had landscaping taken care of.

Why is it so important to get these in the MLS prior to any kind of clean-up? Why no sign? Is it the AMs or the agents that are wanting these listed ASAP?

Does sound odd. Maybe a lazy listing agent but then again, who knows. Maybe they want them on right away and will "get to" the trashout.

It's possible the house is still in the owner's name & owner does not want anyone to know that they are being foreclosed. Agent is trying to get the property sold before auction. Just an observation..

I can actually understand not being trashed out yet, but no sign?

Fully furnished? I didn't know crack pipes counted as furnishing. I though they were more of "decore" thing.

Both are done with the foreclosure process. 30 redemption period is up, & are now in the banks' name.

On every foreclosure I've had, they have me do the BPO, and then I hear nothing for anywhere from a week to 2 months - then out of the blue, "Here's the contract, we want the MLS print-out by the end of the day, any delay could result in loss of the listing, blah, blah, blah..." I think it's the AM's are pushing it along.

With some of the properties I've listed, I don't even want my sign in front of it till it's cleaned up. I live in a very small-town, everybody knows everybody's business and gossips about it constantly type of area, and if people see a for sale sign in front of a trashed house with junk all over the place and 3-foot high grass, everybody in the county is saying, by the next day, 'That house'll never sell, it's a big pile of junk, it's all tore up' and so on. Then with everyone (and I mean EVERYONE) talking bad about it, it gets a bad reputation. If there's no sign in front of it, people at least don't pay as much attention to it...

Put the sign in front. Someone will sell it.

I will tell you some day about my $875,000 1/3 acre, over-grown, lot in the worst part of town.

I agree with Margaritaville. I've had the same thing happen. AM wants the MLS printout *right now*, and you can't get out to put the sign up before putting in the MLS.

I've had a LOT of asset companies list the properties for weeks or even months without approving trash out or lawn care. No clue why; they show awful, look terrible from the street, etc.

I had one showing where the prospective buyer said to me "Why don't you just have the lawn cut and pay for it yourself? It can't cost THAT much!". I told her that No, it wouldn't cost that much to have this one mowed. But what about the other 30 REO listings I have? That adds up pretty quick if one were going to pay it out without approval to get reimbursed.

I'm honest with my clients - I tell them it's not my house, I'm not spending my money on it (it sounds harsh, but I smile when I say it - they usually agree with me). I have also pointed out that real estate agents don't make as much money as everyone thinks they do, especially on an REO where you have to pay a referral fee.

I also take the time to at least trim the weeds around the door & sidewalk so people can get into the property, since it seems like no one else cares if buyers can get in it or not......that's a pointed remark to the AM's out there if you couldn't guess.
