Who helps the appraiser???

Is it typical for the buyer's agent to have to let the appraiser in to the home? I have a purchase closing Monday, all week the LO told me the appraisal was completed and five minutes ago, the appraiser calls me to tell me he needs to get into the house and the listing agent is out of town. Unfortunately Im also away today so I have to fly back home in the morning to let the appraiser in, one day before this transaction is set to occur. I havent had many transactions, but isnt it typical for an appraiser to either have a lockbox key or the lising agent to let them in??

It is your responsability no matter how you slice it. The buyers are YOUR clients... it is their loan.
You should have facilitated the appraiser getting into the house. Some have a lockbox key, some don't.
If your appraisal is not yet done, there is no way this thing is closing tomorrow.
Maybe things are different where you are (seriously doubt it), but in this case this entire problem belongs to you.

I would have been calling to find out where the appraiser was 5 days after the deal went into contract. I would then be following up with the appraiser to make sure the report was completed and delivered. Same for the home inspector, any other professional, or any other government types that need to visit or sign off.
You don't wait for the professionals to call you or do their jobs. You should be calling them and verifying that they completed their part of the deal on a REAL timely basis.

I guess I made the mistake of trusting what the loan officer told me in this case. This whole deal has been a rush (everyone wanted to close within 15 days) so everyday I have been calling everyone involved to make sure everything was completed or almost done. On Tuesday the LO told me the appraisal was completed earlier that morning so I didnt have any reason to believe there was a problem with that. He didnt give me the contact info for the appraiser, as that is his company's client, not mine. I didnt know this wasnt the case until this morning when I got a call from the appraiser. Being that I worked on the closing side before I became an agent, I always saw more lender/appraiser contact then agent/appraiser contact, we (processors) set up the appraisals, made sure they were in, and received the report all without the agent, but I guess I know better now.

I always check out which appraiser they are using and when the inspection's being done. If It's my listing, I arrange for them to be inside, if it's not, i make sure they have the LA's number- I think it's the listing agent,not the selling agent who is responsible for the property, and the acess to it. I do follow up with the lender a few dayas after the inspection, to see if it'sback and if there are any issues to address. I don't bother the apraisers, unless necessary, as I work for one and know how busy they usually are.

Is there no one else in the world, i.e. someone in either your office or the listing agent's office willing to unlock the door for the appraiser???
Barring that, where are the sellers??? Could they not let him in???

It's a vacant condo so no sellers around. I have no problem at all letting him in tomorrow, more or less just trying to figure out if I was the one that was supposed to be arranging the appraisal and providing access. I just thought it was up to the LO to set up the appraisal and normal for the listing agent to provide access with me backing him up if that wasnt possible. On my transactions where I was the listing agent, I always spoke with LO's and was there to let in their appraisers. This is my first time representing the buyer instead of the seller. I just cant imagine why a lender wouldnt have the appraisal scheduled more than two days before closing, and then not mention that when directly asked. So in the future, am I entitled to ask to actually see the appraisal when Im told its completed?

In my area we must be spoiled because all of the appraisers have supra keys for opening the lockboxes. The appraisers in my area will not even take an order from a Realtor--it must come from the lender and yes they will drag them out until the last minute sometimes. EFields, You can ask to see the appraisal but chances are you won't get to see it and if you do without the buyers consent there are some serious laws being broken here.
