Looking to all of you for help on this new listing I just got. (I'm the 3rd agent with the listing)

Good News - It's in a decent location. The exterior is in good condition. Its an old 4 unit multi family.

Bad News - the inside is a dump! I mean really bad...not habitable. Not even a working heating system! It's been totally empty for a long time.

I'm thinking that my usual ads in the RE catalog aren't going to reach the type of buyer for this property. What should I be doing to market this - it's got potential, especially for it's location - but is going to require a ton of rehab.

Where should I advertise this property?

Do you have a local RE investment club/group? Are your county's records available online? Sometimes you can use the MLS to find similar properties that have sold in the past year or so and then check the county records to see who purchased them. Sometimes you'll find the same name on more than one and you can always send them som direct mailing advertisements. Of course,it usually comes down to price. Any property will sell if the price is right. Good luck.

In addition OHAgent's suggestions (which were great) see who has been the selling agent with similar properties in the MLS & give them a call. Also mention it to any friend-agents you may have that deal with a lot of investors.

Good idea...yes our public records are online, but even easier - our MLS has a "public records icon" that shows the current and previous owners.
So that should be simple enough to check. Then I'll make up simple flyers to send them. It's been on the market for awhile but the price has dropped so even if they've seen it, the price change may help.

send it to me, i have a couple of out of state investores . if 3 agent have had it . there has to be a good return 50%.......

Has the bank had an interior bpo to see the inside condition?

Before i spent all of this money marketing it i would make sure the bank is realistic on the true current value and what it will take to get it sold,otherwise you are just spinning your wheels.It's probably true that most investors have already seen it and going down 5 percent is not going to bring them running in.

I know on a really run down property i always want a big margin when purchasing because there is more risk.
