Make sure your state allows non-registrants to make calls for you- prohibited in Ontario, I reported a KW agent to my broker for this last year but he wuzzed out and it never went anywhere- KW guy would have had some serious fines

Also, make sure the VA speaks passable English- put your name and number on the call list

You need to Pre-Qualify 100% of the questions, 100% of the time. Probably did not pre-qualify correctly.

Yes if you have 3 listing appointments for people who are 100% going to list this week, don't have an agent in mind and aren't biased towards someone they already know, and you are experienced and good at presenting, you will list one of them.

If I qualified that hard before meeting people though, I'd be lucky to go on one appointment per month. It works if you are in a less competetive market (HChomat's Florida prices probably average $250k / house). Yesterday I went on two listing appointments, one for a $2.8m house and another for a $2.3m house. When you're working in a market with these prices it is extremely competetive. Everybody knows a realtor and realtors will court a seller for half a year before they list. You have to get in front of POTENTIAL sellers EARLY. Otherwise like I said, I'd have 1 appointment per month.

18 appointments I've been on in the new year
10 were me taking a look at the house and meeting the seller, providing value with general market info staging tips etc. no CMA
8 were actual listing appointments where I gave them my marketing plan and CMA
2 of those have already listed with other agents (1 had a previous relationship and told me beforehand they would likely list with them, I did the CMA anyways. The other was my mistake - I met with the owner but really it was the son making the decision and I didn't figure that out until a couple weeks later when it was too late and he hired another realtor)
4 of these were "get to the table first" appointments where I wanted to start the relationship before another realtor does. I expect these to list this spring, hopefully with me.
2 remaining listing appointments (yesterdays) will likely list within 2 weeks. I don't know if I won yet

Bottom line: how much you qualify your meetings should depend on what your individual market is like. I started making way more money when I focused on closing leads for appointments rather than qualifying them.

Clean,
Most of us believe that a listing appointment is when you go out with the only purpose to get the listing.
Otherwise people get misled when you say you went out 14 times for listing appointment when in fact you went out to build rapport cuz they were not ready to list anyway.

I believe the greatest thing you are doing is to keep working massively and also most importantly is you have the right goals in your mind - get more business while helping people.

I'm curious - what's your pre-qualification that's necessary for you to go out? I find a lot of expireds aren't clear on their intentions - I'll call a fresh expired, ask them what their plans are moving forward, and they'll say they don't know but will be back on the market in 30 days.....I try to screen out cold call leads a little better as they're more likely to waste your time, but feel like if I hardcore qualified everyone I wouldn't have much business.

yes.. expireds forget trying to qualify, if they let you meet with them they will be qualified.

My first few year later in the business, it was awesome to carry over $20,000 of closings into the new year. Many years later, it was awesome carrying
$100,000 + into January. I stayed complacent like that for many years. Last couple years, I carried over $200,000+ into January.
This year was actually around $225,000.

Next new future levels, $250,000, $300,000, $400,000, $500,000. And so on.

Are you working on your businesses this way? Are you implementing, refining and polishing your craft to accomplish these goals?

Stay focused on results.

My problem is consistency- make calls for a few days then slack off- I know its a common problem but must get better

Called mid Saturday afternoon, set 2 appointments, for Monday they will list in March, moving out of province, for Friday wants to move about 40 miles away while cashing out on this hot market, divorced guy that is retiring

Very little "hello" delay on Saturday, guess not many people calling- also got 24%+ pick up rate

Saturday is my most productive day for calling, especially if it's snowing outside!
Sualk, it took me many months to stick with the daily calling schedule.
You soon realize it's more painful to get back to it, than to just stick with the routine, don't even question it.

Lucky is right...we have to focus on results.

Is anyone else having more problems than usual with Mojo service and if so, what issues are you having? What workarounds are you using for them?

I've gone the customer service route and they haven't resolved anything. It isn't my network. So i'm wondering if others are having similar issues.
