Exactly! Real Texas, In my area, are market is driven by REOs and flips. Banks are now working with 100s of distressed homeowners daily, in short sales transactions,when they had been uncooperative in the past.

Hi Leon-

Funny, how you inquired on this thread about listing agent expenses! Well, it just so happens, that I have worked with non-profit social service agencies for the past 30+ years!

First, you need to find out who has the funds available in your area for your project. Find a grant writer, and develop your plan. Have you ever put a proposal together? Do you have a 501C3? Do your homework. Search for funds and find out what the requirements, are and put your package together, and submit it. You may need to get your 501C3 first. Learn how to manage your grant--very important!! If you have any other questions, send me an email.

Welcome, Leon - You did the same thing that I did and a lot of others did on our very first post--you posted in the wrong place. \:D That's why we are smiling. These are not running "threads", but instead each one has a topic. Easy to fix, though. You need to go to top of page where you see your name and find these words:

Then click on the words Real Estate and you will see a list of the different forums. Pick the one that best suits your topic and start a new topic there by going to either the top or the bottom of page and clicking NEW TOPIC - IT'S RED, I THINK. Then your topic will be separate from the rest and you will get more responses. Ordinarily, I would not send you away to the unknown (especially with such weak directions) , but this thread is about REO's and these folks are posting some good stuff right now, so your post may be swallowed up.

Miss Bea will probably follow you over there and post some more to your subject later. How strange you posed here where we had someone with experience (Miss Bea) in that area--sounds like fate to me.

Once posted in the correct forum, you will probably get more responses. Our folks on here are in a specialized area of real estate.

In my experienced, The most important thing about being an REO Agent is to have an assistant who's extremely organized!!!!
She can track you invoices, deal, deadlines..etc. When you get bogged down with a lot of listings it, easy to miss something.

I did a BPO for a short sale the other day. It was WAY in the middle of nowhere, and was a rush job. I told them that was $100. They said fine. Now, let's see if they will pay...

Anyway, the owner came up to me and made it clear that she did not want me to take pictures of her prize possessions (junk to me) in her house, as they made the property look like it is worth more than it is. I thought that the house looked OK, but most of that stuff looked like kindling wood to me, and that if anything, it did not have anything to do with the property value!

She volunteered that she was trying to "settle" with the bank, as she felt that she had paid enough interest already. I doubt that they will approve it, but who knows - that end of it is NOT my problem!
