i am struggling trying to do a CMA. is there a source anyone could point me to that provides estimates for specific costs like for example-a bedroom?
i'll be looking mostly in Rockingham county in NH. i feel there must be a source for info like this i just haven't been able to find yet. as far as the CMA is concerned, i wan't that info so i can do adjustments.

For purposes of a CMA you likely could make pretty general estimates. Are you planning on painting and carpeting? In my area you may pay $2-3 square foot for painting and maybe $3-5 dollars for carpet and installation dependent upon quality.
Your area costs may be very different and costs from an REO contractors versus consumer driven ie Home Depot services would be very different.
If the room is down to the studs you obviously are looking at a very different amount.
It's a CMA, you are not pretending to be a contractor so go with your best estimate and try not to over inflate costs.

Moonstone -- why do you need cost estimates? Is it for deferred maintenance? Unfinished space?

I agree with STEW about interviewing contractors and that they need to be very clear as to the quality of the work you are looking for. There is a big difference between REO contractor work and custom interior work. Interviews are what I relied on when I did residential brokerage.

If you absolutely must have a cost estimator, I have used Marshall and Swift for commercial and they have residential in their manual. There are a small number of other services out there like Means. You might also try talking with insurance adjusters to see what they use for costing.

Hope this help.
